James Waters
Founder & Lead Inspector
James brings more than 29 years of inspection and consulting experience across residential, commercial, and institutional properties. He began inspecting in 1997—well before Florida adopted licensing requirements—and later earned his credential as the state’s 1,538th licensed home inspector. His background reflects a disciplined approach to technical evaluation, risk identification, and defensible reporting.
His professional credentials include Florida Licensed Home Inspector (#1538), Florida Licensed Mold Assessor (#2005), Florida Certified Pest Control Operator (#JF102063), Level II Certified Electrical Thermographer (#140924250), and Approved Applicant for Florida Standard Inspector (#96648). These qualifications support a broad, systems‑level understanding of building performance, environmental conditions, and electrical diagnostics.
